Role Overview: A landlord is responsible for managing one or more residential or commercial rental properties. Their primary duty is to ensure properties are safe, habitable, legally compliant, and maintained, while managing tenant relationships and rental income effectively.

🛠️ Key Responsibilities:

1. Property Management & Maintenance

  • Ensure the rental property is safe, secure, and compliant with all housing regulations (e.g. fire safety, minimum standards).

  • Organize regular maintenance, repairs, and servicing of appliances and fixtures.

  • Arrange pre-tenancy cleaning, inspections, and property staging.

2. Tenant Management

  • Advertise and show properties to prospective tenants.

  • Vet applicants (background, employment, references).

  • Manage lease agreements and renewals.

  • Respond to tenant concerns, queries, or complaints in a timely manner.

  • Handle notices (e.g. notice to quit, rent increases, deposit returns).

3. Financial Responsibilities

  • Collect rent and manage arrears.

  • Maintain accurate records of income, expenses, and repairs.

  • Submit relevant income to Revenue and file tax returns.

  • Manage deposit handling in line with local regulations (e.g. RTB in Ireland).

4. Legal & Regulatory Compliance

  • Register tenancies with the Residential Tenancies Board (RTB) in Ireland.

  • Ensure the property meets current Building Regulations and Housing (Standards for Rented Houses) Regulations.

  • Issue proper notices and follow procedures under tenancy law.

  • Maintain insurance policies (buildings, landlord liability, etc.).

🔑 Skills & Competencies:

  • Strong communication & conflict resolution skills.

  • Organizational and record-keeping ability.

  • Basic knowledge of property maintenance.

  • Familiarity with landlord/tenant law and rights.

  • Financial literacy (rent, expenses, tax obligations).

📍Typical Work Environment:

  • Self-managed or via letting/property management agents.

  • May involve on-site visits, calls, and coordination with tradespeople or professionals.

  • Often part-time or combined with other roles (e.g. investor, developer).

⚖️ Legal Obligations in Ireland (Examples):

  • Tenancy registration with RTB.

  • Providing rent books/receipts where applicable.

  • Ensuring BER (Building Energy Rating) is available for lettings.

  • Adhering to rent pressure zone rules, if applicable.

  • Compliance with eviction protocols and notice periods.
